Our all-inclusive letting service includes more for your money...

  • Carry out an inspection of the property to determine Advised Letting Value.
  • Photograph the interior and exterior of the property.
  • Market and advertise the property across all major websites.
  • Show property to prospective tenants, evenings and weekends.
  • Request references/screen prospective tenants meticulously. The utmost care is taken at this stage to ensure the most suitable tenant is chosen.
  • Agree an inventory of the contents of the property with the tenant.
  • Supply a copy of the inventory to the tenant – written/photographic.
  • Arrange for the tenant to acknowledge accuracy of inventory and sign it.

  • Arrange to have the lease, provided by us at no additional charge, signed by the tenant and give the keys (and the property security alarm instructions) to the tenant.
  • Give the tenant a copy of the “house rules”.
  • Arrange for the certain transfer of utilities including gas, electricity, broadband, phone, TV, bins, contents insurance, into the tenant's name.
  • Notify the tenant of contact details for repairs and maintenance.
  • Arrange a standing order for monthly rental payments to landlord’s account.
  • Accept the “tenancy deposit bond” and any advance of rent and transfer to landlord’s account.
  • Recommend registration of the tenancy with the Private Residential Tenancies Board and provide the landlord with all information required for registration.
  • Additional to this we will conduct inspections at the property every 4 months for the duration of the term.
  • Additional to this we will make ourselves available for advice and assistance throughout the term should problems arise.

  • Arrange for rent collection and remittance to landlord within 7 days (where required)
  • Act as the point of contact for tenants in relation to all repairs and maintenance and arrange as necessary for:

  1. Repairs/replacement of damaged items
  2. Maintenance of essential items and services
  3. Window cleaning
  4. Internal cleaning
  5. Grounds maintenance
  6. Other maintenance 

At the end of the tenancy
  • Retrieve the keys from the tenant.
  • Note the readings on the utility meters.
  • Carry out an inspection of the property (noting any visible changes from the initial condition).
  • Photograph the interior and exterior of the property where necessary.
  • Check the inventory of the contents of the property.
  • Invite tenant to include their observations on the inventory/condition of the property/the readings from the utility meters.
  • Request for the closure of utility accounts.
  • Assess the extent of repairs/maintenance work necessary and advise the client accordingly.
  • Calculate the amount, if any, of the “tenancy deposit bond” to be deducted to cover breaches of the tenancy and appraise the Client.
  • Incidental queries etc.
  • With the management service the landlord can detach himself/herself entirely from the property and its tenants. We will ensure all maintenance issues are remedied in a satisfactory and timely manner. Any repairs will be carried out by qualified and insured tradespeople and receipts forwarded. Most importantly rents will be uninterrupted and void loss negligible between tenancies.
